CONSTRUCTION MANAGEMENT

We believe that the employment of a Construction Manager will afford the Owner the opportunity to have a Project initiated, designed and built with the highest possible probability of compressed schedules, coupled with high quality and the least possible expense. With the selection of a Project Team, working in concert with the Owner, as well as with each other, to ensure that these goals are realized.

As in every type of successful construction operation, we believe that the single biggest contributing factor to a successful Construction Management Project is the selection of the correct personnel for assignment to the project. The assignment of personnel is based on their individual and collective talents, experience, etc. We also have the benefit of our entire corporate structure experience and expertise, as well as close contact with the corporation's principals on a routine basis.

An Owner's goal always reflects cost, time and scheduling. Being aware of their importance, these priorities can be balanced to the Owner's satisfaction. The procedures that are used by Double AA Builders in Construction Management lay the groundwork for a successful project and leads to a satisfied Owner.

Double AA Builders has always had an "open book" policy where the Owner participates in the process of decision making and has access to the project information at all times.

GENERAL CONTRACTING

Our commitment to absolute client satisfaction is the cornerstone of our corporate business philosophy. Construction is a TEAM effort, requiring tough, day-to-day decisions by numerous individuals. Double AA Builders' multi-disciplinary team of Project Managers, Estimators, and Superintendents are equipped with the latest computer estimating, scheduling and cost management tools to provide the Owner the most current status of the project and its costs.

We provide the administrative, management, supervisory and other related skills and services necessary to coordinate the work of the individual subcontractor, tradesmen and supplier activities and responsibilities required to meet the project objectives of quality, cost and schedule. Our staff maintains cost accounting recording for work performed on the basis of unit prices, contracts, and purchase orders tracking materials, lien notices and waivers.

A full-time onsite Superintendent is maintained throughout the construction process with adequate support from management required to maintain the schedule and expedite the work.

DESIGN BUILD

We have long recognized that we can render maximum service to an Owner through a negotiated Design Build contract in which the Owner, Architect and Contractor operate as a TEAM during all phases of planning, development, and construction.

Through a combination of their individual knowledge and skills, project completion is accelerated and unforeseen details are more efficiently overcome, changes and revisions to the plans are accomplished in the design phase rather than during the construction phase saving time and money. Adjustments and/or substitutions of materials are decided upon through the TEAM effort; allowing subcontractors to be quickly and easily awarded or amended; the result is the construction of an economical and efficient structure with the best interest of the Owner being achieved.

Close association with the project development from its inception permits our personnel the opportunity to utilize their experience and knowledge in time and money saving efforts. This also affords us the opportunity to advise the Owner and Architect of the various methods, equipment and procedures inherent to our operations which have proven to be the most cost effective.

HARKINS CAMELVIEW @ SCOTTSDALE FASHION SQUARE

Opening to students in 2018, the Diocese of Phoenix included all the latest 21st century innovation in their newest college-preparatory High School. Located in the West Valley, the new school consists of three story academic buildings clustered around a central courtyard, a state of the art gymnasium and athletic fields. Architecturally consistent with the Spanish Mission style theme inside these beautiful structures you will also find over 50 classrooms, administrative offices, a large cafeteria, media center, weight room, a media and dance room and a separate 6,482 sq. ft. Chapel seating up to 250 guests.

ST. JOHN PAUL II CATHOLIC HIGH SCHOOL

Conveniently located just off the I10 freeway in the Ahwatukee/Tempe Foothills is the new 106,495 square foot Extra Space Self Storage.  At just over 7 million dollars to build this 3 story development including 24 gated access, drive-up access, indoor climate controlled access, elevator access and shaded loading bays accommodating moving and loading trucks over 20 feet long.

This newly designed parish is based on a Spanish 'basilica' style of architecture including Southwestern influences with pop out archways, stained glass windows and matching bell towers.  Replacing a church destroyed by a fire the new vaulted ceiling parish sits on almost 16,000 square feet.

ST. JOSEPH ROMAN CATHOLIC PARISH

This is a nine building office campus totaling 180,000 square feet with 22 acres of full on-site improvements including overhead powerlines and underground conversions.  It features two, two-story 50,000 square foot buildings and seven 11,500 square foot single story buildings with high quality exterior finishes.

CHANDLER MIDWAY CORPORATE OFFICES

Breaking ground on our first Home Depot in 1996, Double AA Builders, quickly became Home Depot's premier contract in the Southwest. With negotiated projects through out the state of Arizona and southern California, Double AA went on to build over 50 ground up, stand alone stores averaging 145,000 square feet as well as develop the attached 10+ acre sites. The giant warehouse stores vary slightly in appearance depending on region but all boast high ceilings, lumber yards and large garden centers. Double AA has gone on to remodel over a dozen stores adding square footage and expanding garden centers.
